CASE HISTORIES { REAL-WORLD SOLUTIONS } Cleaner Air is Safer Air
A NATIONAL CHAIN OF EARLY childhood education centers
chose the location of its Washing- ton D.C. project on property known to have soil and groundwater contamination left behind from its former uses. The building designers were cognizant of the poten-
tial for vapor intrusion risk which might present itself to a sensitive population and researched design options.
Their choice was to employ a vapor intrusion mitigation system, which included a combination of two elements: an active pump sub-slab depressurization system (SSDS) component, and a spray- applied asphaltic vapor barrier (AVB). The SSDS consists of two square subterranean concrete vault “pits” with slotted openings at the top, and piping running from the pits to risers penetrating the sub-floor.
Both vapor pits were installed as part of the General Contractor’s (GC) pre-vapor intrusion mitigation installation commitment to provide
for large scale construction items prior to the finishing of the SSDS and AVB by vapor intru- sion mitigation installation specialists.
The GC accomplished pre-installation work which included construction of the vapor pits, all plumbing and electrical pen- etrating uprights, concrete collars around clustered penetrating uprights, smooth- grinding of rough surfaces for attachment of AVB to the foundation, and constructed and compacted the sub-slab gravel bed.
Vapor Mitigation Strategies’ team com- pleted the piping from the vapor pits to the risers for the SSDS, installed the AVB, and installed four vapor monitoring wells.
The AVB was installed using a three- layer approach. First, by applying a polypropylene tarp which was rolled out tailored to fit around the vertical uprights and sealed to the foundation or uprights with Geo-Seal.
After the tarp was completely rolled out and all uprights and edges were addressed
Vapor Mitigation Strategies’ team completed the piping from the vapor pits to the risers for the SSDS, installed
the AVB, and installed four vapor monitoring wells to ensure there was no vapor intrusion at D.C. early childhood centers, ensuring student safety.
and sealed, the core layer of Geo-Seal was sprayed over the entire area.
Then, a final layer of tarp was installed to provide protection to the vapor barrier itself since metal rebar and concrete were layered on top.

Event Management, and Campus Security Revamped
dE TOLEDO HIGH SCHOOL in Los Angeles, Calif., is home to 400 students plus 127 faculty and
staff. David Marcus, de Toledo’s business manager, first joined the high school in 2006 after five years as a founding board member. When the school began to construct its new campus in 2012—one of the biggest initial challenges David faced was the manage- ment of their facilities rental program. In addition to student events, the school hosts about 3,000-plus events and works with over 64 outside organizations including, a swim academy, youth sports programs and more. Previously, the school had used a paper system for scheduling these events, which David describes as “clunky” and ineffective.
Relying on administrative assistants to write down scheduled events on calendars didn’t capture the full scope of event manage- ment, and they had difficulty determining available space. David chose SchoolDude’s event management system to help them streamline event management with an elec- tronic process and to also keep track of every- thing from set-up/cleanup to supplies to cal- endars. With a paperless solution, de Toledo gained control over the thousands of events they host throughout the year and eliminated double bookings, raising the school’s profile as a steward in the community.
But with a higher volume of people coming and going from the property outside of school hours, concerns were
raised about security. Working with a team of safety consultants, de Toledo created a new robust safety program, including a visitor ID program, lockdown procedures, access control badge entry for students and faculty, and much more. Previously, their safety plans were stored in binders and within PDFs online, but now faculty, students and parents can easily access safety plans on their mobile device with SchoolDude’s mobile safety solution. Thanks to SchoolDude’s solution, they
can now report incidents and push safety updates to users electronically, eliminating the need for costly reprints. SPM
